The proposal seeks to maintain the “B4 Mixed Use” zoning and to amend the Strathfield LEP 2012 to allow for redevelopment of the site for the purpose of high density housing by increasing the maximum height of the building from 29 metres along the Parramatta Road frontage and stepping down to 16 metres to the rear laneway to 75 metres. The proposal also seeks to amend the floor space ratio from 3.1:1 to 3.6:1.

The Proposal will include 86 residential units and a retail/commercial component made up of:

  • 13x 1 bedroom units
  • 64x 2 bedroom units
  • 9x 3 bedroom units
  • 409m² of retail area
  • 94m² of commercial area
